From an idea to a Partas home tailored to your needs

  1. The first step is choosing a model that best suits your needs, wants and budget and the projects available on our website www.partas.hr. These are all customizable designs which can aid in helping you achieve the final vision you have for your home. Of course, if you already have a complete conceptual design or would like us to develop your project from scratch, all of these options are available to you.
  2. Once you select your custom home, we will prepare a preliminary offer based on its existing square footage. Upon payment of a 10% deposit, our design team will commence drafting the initial architectural plans.
  3. To create the architectural plans, we require from you a cadastral survey report as well as your desired changes for the house plans.
  4. After completing the architectural plans, there are specific requirements necessary for the development of the main project which must be obtained. Once all necessary requirements are taken care of, the main project is created in order to obtain the building permit.
  5. Once you have obtained the building permit based on the completed project documentation included in the price, a Construction Contract is signed, which includes the final gross square footage of your home.
  6. After obtaining the building permit, and based on the architectural drawings of the foundation of your home, you will be responsible for constructing the foundation and communicating to us the diagonal measurements of the foundation, which will then be used to begin the production of the structural elements of your home.
  7. Once we receive the diagonal measurements of the foundation, you can expect our time at the construction site within 45 business days and the construction of your Partas house will commence.
  8. After the assembly of the structure, roofing, facade, and sheet metal works are carried out. The process of assembling the house’s structural elements and getting the house covered with a roof takes up to 8 business days, depending on the size and complexity of the project.
  9. The final finishing works not covered by the high shell construction (roh-bau) include laying finished floors with screed and floor insulation, painting, installing interior doors, wall ceramic tiles, and all installation work except for the rough electrical wiring.
  10. Upon completion of the contracted work, the house handover process begins. On the construction site, compliance with all contract terms is verified, and a handover report is compiled, marking the end of the construction process and the transfer of the house to the owner.

Superior Durability and Safety

The load-bearing wall structures are made from laminated glued wood, cut with CNC machines and joined using a dovetail system, filled with an insulation such as ISO CELL cellulose. This system provides exceptional strength, resistance to external influences, and is also fire resistance.

Superior Insulation and Soundproofing

The thickness of the walls is 27 cm or more, featuring multi-layer insulation systems such as GUTEX wood fiber panels. This achieves an excellent thermal transmittance coefficient of just 0.122 W/m²K. Interior partition walls filled with insulation like mineral wool also provide effective soundproofing between rooms.

High-Quality Building Components

PVC joinery with triple-glazed windows and six chambers provides excellent thermal insulation (Uw = 0.82 W/m²K) and soundproofing. Roof structures made from laminated glued wood and covered with OSB offer protection against environmental exposure.

Integration of Renewable Energy Sources
