Construction and Logistics
The timeline can vary depending on the manufacturer and the complexity of the home. At Partas it takes several weeks to manufacture your home, first in the factory, then assembly takes place in our warehouse. Once it arrives on site, it is assembled and enclosed in a matter of a couple of days. This is significantly faster than conventional construction methods.
The type of foundation required depends on the soil and topography of your land but typically involves a concrete slab or strip foundations.
Prefabricated sections are typically transported to the building site on flatbed trucks and then assembled using cranes.
Utilities need to be planned in advance, including water, sewage, electricity, and internet. Coordination with local utility providers is essential.

Just like with traditional house construction, building a low-energy prefabricated house requires a construction site and a main project plan on which you will base your application for a building permit. At Partas, we provide complete project documentation and support you from start to finish.
Today, all lenders offer loans for low-energy prefabricated construction – in that regard, there are no obstacles to financing.
Insurance for construction and post-construction phases can be obtained from most Croatian insurance companies. Discuss with your provider about coverage specific to prefabricated homes.
Partas provides a warranty for its prefabricated homes covering various aspects of quality and durability. For details on the duration and terms of the warranty, please contact us at in**@pa****.hr.
Payment is made in four installments, starting with a 10% advance, after which a Preliminary Contract is signed. Upon obtaining the building permit, preparing the foundation, and sending the foundation diagonals, the first installment of 45% is paid, and the Contract is signed. The second installment of 40% is paid when the house is covered with the roof, and the final installment of 5% is paid upon the handover of the property.
